Flooring Installation across Santa Clara County and the greater Bay Area
A floor fails from underneath. The plank that clicks when you cross the hallway, the gap that opens along one wall every February, the tile that sounds hollow when you tap it and cracks eighteen months later: almost none of that is a defect in the material. It is a subfloor that was not flat, a slab that was still giving off moisture, or a box of flooring that went down the same afternoon it came off the truck.

The useful thing to understand before choosing anything is that the visible material is roughly the last tenth of the job.
What you are buying, if you are buying well, is the tear-out, the moisture reading, the flattening, the acclimation and the layout. Get those right and almost any decent product performs. Skip them and the most expensive plank on the shelf still telegraphs every dip in the slab.

What flooring installation actually involves
The job starts by finding out what is already there. Carpet lifts easily and tells you nothing; sheet vinyl and old tile tell you a great deal. A San Jose house built in the 1950s or 1960s may have two or three generations of flooring stacked up, each one glued to the last, and the bottom layer is often a nine-by-nine vinyl tile or a sheet good set in black cutback adhesive. Material of that age can contain asbestos, and the responsible move is to have it tested before anyone puts a scraper to it.
If it comes back positive, it is removed by a certified abatement contractor under the rules California sets for that work. That is a delay and a cost, and it is a far smaller one than the alternative. Underneath, San Jose homes divide roughly into two families, and they fail in opposite ways. Post-war tract houses across Cambrian, Blossom Valley, Berryessa and much of Evergreen sit on concrete slab-on-grade. Older neighborhoods, including a lot of Willow Glen and the streets around downtown, have raised foundations with a crawlspace, plank or plywood sheathing, and joists that were sized by the standards of their decade rather than ours.

A slab is flat-ish, permanent and damp. A raised floor is dry, springy and full of squeaks. The prep for each has almost nothing in common. On a slab, moisture is the first question and it deserves a real answer. Concrete gives off water vapor for a long time, and older slabs were frequently poured without a vapor retarder underneath them, which means ground moisture keeps arriving from below indefinitely. The reliable test is the in-situ relative humidity method, where probes are drilled into the slab to a depth proportional to its thickness and left to equilibrate before reading; the older calcium chloride test measures only the top layer and reads optimistically on a slab that is wet deeper down.
Adhesive manufacturers and flooring manufacturers both publish maximum RH numbers in their warranties. If the reading is over the limit, the honest options are a moisture-mitigation coating, a different flooring system, or waiting, and the dishonest option is gluing it down anyway and hoping. Slab surfaces also get checked for alkalinity where glue-down products are involved, because a high-pH surface can break down an adhesive from underneath. Flatness is the second slab question and the one homeowners underestimate.
Most manufacturers publish a tolerance in the range of three-sixteenths of an inch over ten feet for floating installations, tightening for glue-down and nail-down work. That is measured, not eyeballed: a long straightedge dragged across the room in several directions, with the high spots marked and ground down and the low spots filled with self-levelling underlayment. Skipping this on a floating floor produces the hollow, clicking sound underfoot at every dip and, over time, stress on the locking edges of the planks until they separate; under tile it produces lippage and hollow tiles.
On a raised floor, prep looks different. Sheathing gets screwed down into the joists to stop squeaks, because a squeak is a nail working against wood and it will not fix itself under a new floor. Soft or water-damaged sheathing gets cut out and replaced. If tile is going down, the structure has to be stiff enough: ceramic and porcelain want deflection no worse than the span divided by 360, and natural stone wants twice that stiffness at L/720, which on long spans with older joists sometimes means sistering or adding a layer of sheathing before tile is even ordered.
Tile over a wood floor also needs an appropriate underlayment, and tile over a slab with existing cracks needs an uncoupling or anti-fracture membrane, since a crack in concrete will migrate straight up through thinset and grout otherwise. Then the material sits in the house. Wood, engineered wood and laminate are all hygroscopic, and they need to reach equilibrium with the conditions they are going to live in. Boxes are opened and stacked in the rooms where the material is going, the heating and cooling runs as it normally would, and moisture content is measured on the flooring and on the subfloor before anything is installed.
The National Wood Flooring Association's guidance is to get solid strip flooring within about four percent moisture content of the subfloor, and within about two percent for planks wider than three inches, which is why wide-plank floors are less forgiving of a rushed schedule. Cartons also get mixed and dry-laid at this stage, because wood and even printed vinyl vary in shade between production runs, and pulling from three boxes at once distributes that variation instead of leaving one obviously darker patch by the window.
Installation is where planning pays off. The starting line is snapped off the longest sightline in the house rather than off a wall, and the run is checked for square, because a floor that starts a quarter inch out of parallel finishes an inch out at the far end of a long hallway. End joints get staggered so seams do not cluster into a visible stair-step pattern, with a minimum offset between adjacent rows rather than whatever the offcut happens to be.
Floating floors need an expansion gap at every vertical surface, including walls, cabinet toe kicks, door jambs and pipe penetrations, and long runs need a break at a doorway or a transition where the manufacturer specifies one. Nail-down wood goes over an appropriate underlayment with fasteners at the spacing the species and thickness call for. Glue-down work uses the adhesive the manufacturer names, at the trowel notch they name, with attention to open time. Tile has its own set of rules.
Large-format tile takes a mortar rated for it, back-buttering, and lippage control, because a big tile with any bow across the middle will telegraph an edge under raking light. For plank-format tile longer than about fifteen inches, offsetting each row by half the tile length is a reliable way to create lippage; a third or less is the standard recommendation. Movement joints get left at the perimeter and over any control joint in the slab.
Grout goes in after the mortar has cured, not the same afternoon. The last stage is the one that decides whether the floor looks installed or looks built in. Door casings get undercut so flooring slides underneath rather than being scribed around them. Baseboard or shoe molding covers the expansion gap and is fastened to the wall rather than to the floor, so the floor can still move. Transitions are chosen for the actual height difference between rooms, not grabbed off the shelf.
Doors that no longer clear a thicker floor get taken off and trimmed. Stairs get particular attention, because adding flooring to treads without matching the rise at the top and bottom step changes the riser heights, and the code allows very little variation between risers in a single flight; that is a trip hazard and an inspection issue rather than a cosmetic one. Then the floor is cleaned and walked with you, seam by seam.
How to decide what you need
Choose by room and by what is under it before you choose by photograph. A slab-on-grade house rules out nail-down solid hardwood without building a plywood substrate first, which is why so much of the South Bay ends up in engineered wood or luxury vinyl over concrete. A raised floor with a dry crawlspace opens up solid hardwood, and solid hardwood is still the only common flooring that can be sanded and refinished several times over decades.
If long-term refinishing matters to you, that is the argument for solid, and it is a real one. Engineered wood is not a compromise product if you read the spec sheet. What matters is the wear layer: a two-millimetre or thicker veneer can generally be sanded and refinished at least once, while the thin veneers on inexpensive engineered floors cannot be touched. Engineered construction also handles the swing between a wet Bay Area winter and a dry late summer better than wide solid planks, because the cross-laminated core moves less.

Ask for the wear-layer thickness in millimetres and treat vague answers as an answer. Luxury vinyl plank has become the default for kitchens, baths, laundries and households with dogs, and for good reason, but the products vary enormously. The number to ask about is the wear layer in mils, where six mil is a rental-grade surface and twenty mil is a floor that survives claws and grit. Rigid-core products bridge a slightly imperfect subfloor better than flexible ones, though neither excuses skipping the flattening step.
One real limitation worth knowing: floating vinyl expands with heat, so a room with a large west-facing slider that gets hard afternoon sun in July is a place to follow the manufacturer's guidance on expansion gaps and room size exactly, or to glue the product down instead. Laminate earns its place on cost and scratch resistance and loses on water and on feel underfoot. Modern water-resistant laminates handle a spill that gets wiped up; none of them handle a dishwasher that leaks for a week.
Tile is the most durable option in the house and the least forgiving: cold, hard, unyielding to a dropped glass, and dependent on the stiffness of the structure under it. It belongs in entries, bathrooms, laundries and mudrooms more naturally than in a bedroom. If you are matching an existing floor rather than replacing everything, be realistic about what matching means. Species, grade, plank width, stain and sheen all have to line up, and an existing floor has aged in sunlight, so a perfect new match is often the wrong match.
Running the new material into the old at a doorway with a clean transition frequently looks better than a seam that is trying and failing to disappear in the middle of a room. Sequencing matters when flooring is part of a bigger project. In a kitchen, whether the floor runs under the cabinets or stops at the toe kick is a decision with a consequence years later: if the floor stops at the cabinet line and the new floor is thicker than the old, the dishwasher may not come back out without damage when it needs replacing.
Flooring generally goes in after the dusty trades and before final trim and fixtures. Where one contractor holds the whole schedule that is simply a sequencing decision, and where three separate companies are involved it usually turns into a negotiation nobody planned for. Last, put the money where it does the most work. A mid-range product over a subfloor that was measured, flattened and given time to acclimate will outlast a premium product laid over a fast prep. None of that prep survives in a photograph, which is exactly why it is the part that gets quietly trimmed out of a competitive quote.

Free in-home consultation and measure
We come to the house, measure the rooms, look at what is under the current flooring where that is possible, check door clearances and stair conditions, and note the transitions between rooms. Samples get looked at on your floor in your light, since a plank in a showroom and the same plank in a north-facing San Jose bedroom are not the same color.

Material selection and layout planning
Species or product, width, wear layer, finish and direction are settled together with where the transitions will fall and how the floor will meet stairs, hearths and thresholds. This is also where the sequencing question is answered if flooring is part of a larger remodel, particularly around cabinets and appliances.

Tear-out and haul-away
Furniture is moved, old flooring is removed and taken off site, and staples, tack strip and old adhesive are cleaned off. On pre-1980s vinyl and its adhesive, testing happens before disturbance, and a positive result routes that removal to a certified abatement contractor before we continue.

Subfloor testing and preparation
Slabs get in-situ relative humidity readings and a flatness check with a straightedge; wood-framed floors get walked for squeaks and soft spots and screwed down where needed. High spots are ground, low spots are filled with self-levelling underlayment, damaged sheathing is replaced, and any membrane or underlayment the assembly needs is installed.

Acclimation and dry lay
Material is delivered into the rooms it is going into, boxes are opened, and moisture content is read on both the flooring and the subfloor before work starts. Cartons are mixed and a dry lay is done so shade variation is distributed across the floor rather than concentrated in one corner.

Installation
The starting line is snapped off the primary sightline, squared, and the field goes in with the seam stagger, expansion gaps and fastening or adhesive pattern the product calls for. Tile is set in the specified mortar with lippage control, then grouted once the mortar has cured.

Transitions, trim and walkthrough
Casings are undercut, transitions are fitted to the actual height difference, baseboard or shoe goes back on and hides the expansion gap without pinning the floor, doors are trimmed where a thicker floor no longer clears, and stair risers are checked. Then the floor is cleaned and we walk every seam and transition with you.

Frequently Asked Questions: Flooring Installation
Do I need a permit to replace flooring in San Jose or Santa Clara County?
Replacing flooring by itself is a finish change and does not normally require a building permit. Permits enter the picture when the work touches structure, when plumbing is being moved under a slab, or when the flooring is one stage of a larger remodel that needs a permit for other reasons. As a licensed general contractor we file the permits a project needs and sequence the flooring so it lands after the messy trades and before final trim.
Can you install wood flooring over a concrete slab?
Yes, with the moisture question answered first. Solid hardwood cannot be nailed directly to concrete, so it either goes over a plywood substrate built on the slab or is replaced in the plan by engineered wood, which can be floated or glued. Either way the slab gets an in-situ relative humidity reading first, because concrete releases moisture for years and older slabs often have no vapor retarder underneath. If the reading exceeds what the product allows, the fix is a moisture-mitigation system or a different flooring, not optimism.
My old vinyl floor is from the 1960s. Can you just tear it up?
Not until it has been tested. Nine-by-nine vinyl tile and the black cutback adhesive under old sheet vinyl were commonly made with asbestos into the early 1980s, and grinding, scraping or sanding that material is exactly what makes it hazardous. A sample goes to a lab first. If it comes back clean, removal proceeds normally. If it comes back positive, that removal is done by a certified asbestos abatement contractor under California's rules before flooring work resumes, and we will say so plainly rather than work around it.
Why does flooring have to sit in the house before it is installed?
Wood, engineered wood and laminate absorb and release moisture from the air, and they arrive at whatever moisture content the warehouse and the truck gave them. Installing material that is wetter than the house means shrinkage and gaps in a few months; installing material that is drier means expansion, buckling and pressure against the walls. Leaving it in the room with the HVAC running lets it equalise, and reading the moisture content before starting confirms it actually has. Wide planks need the tightest tolerance, which is why they are the least tolerant of a rushed start.
What happens to my doors and baseboards?
Both are part of the job. Door casings get undercut so the new flooring runs underneath for a clean edge instead of being cut around the molding. Baseboard is either removed and reinstalled or shoe molding is added, so the expansion gap at the wall is covered without fastening the floor down at the perimeter. Doors that no longer clear a thicker floor come off and get trimmed. These details are the difference between a floor that looks fitted and one that looks laid on top of the room.
Can you match the flooring in the rest of my house?
We can get close, and it is worth being clear about what close means. Species, plank width, grade, stain and sheen can all be matched on paper, but an existing floor has been aging in sunlight for years and a brand-new board of the same product will read lighter or differently toned. In practice a clean transition at a doorway usually looks more deliberate than a mid-room seam trying to disappear. If the existing floor is solid hardwood in decent shape, another option is to install the new material to match unfinished and sand and finish both together.
