The expensive moment in a remodel is the one where somebody guesses. A floor plan flattens a room into lines and dimensions, and most of the problems that cost real money do not show up as lines. The refrigerator door opens into the only walkway. The new opening lands off the hallway centerline and you see it every time you come through the front door. The pendant lights sit where the stools are not. Those things get discovered on site, with a crew standing there and the drywall already up, and the fix arrives as a change order. 3D design and planning moves that discovery to the front of the job.
Avis Builders and Design builds a dimensioned model of the finished space from measurements taken in your own house: real wall lengths, the ceiling height as it actually is rather than as it was drawn, the window head that sits lower than you expect because of when the house was framed. You look at the room from inside it. Cabinet colors, counter material, flooring, paint and fixtures swap inside the model, so a choice you were about to make from a two-inch sample gets made at full size against the rest of the room.
The picture is not really the product. What a model does is force every decision to become specific before anyone is holding a nail gun. You cannot draw a range hood without working out where the duct goes. You cannot draw an island without deciding whether the drain can get to it and what the floor is sitting on. Building the model raises those questions in an order you can still answer cheaply, which is the whole reason to do it.

What 3d design & planning actually involves
**The measure comes first.** Nothing useful gets modeled from a napkin sketch. A site visit produces the existing conditions: wall-to-wall dimensions taken with a laser, diagonals to establish how far out of square the room actually is, ceiling height measured in more than one corner because it usually varies, window and door head heights, sill heights, and how level the existing floor is. The local housing stock makes this non-negotiable. A post-war San Jose ranch that has been re-roofed, re-floored and had a wall opened up at some point does not match whatever plans exist for it.
The Eichler and other post-and-beam houses scattered through San Jose, Sunnyvale and Cupertino come with exposed structure and mechanical systems buried in the slab, and those decide the layout long before anyone picks a cabinet door. **Then the immovable things get located.** Before layout options are worth drawing, the model needs the elements that are expensive to relocate: the main drain stack and the direction it runs, which walls are carrying load, the electrical panel and what capacity is left in it, the gas line, the water heater, the HVAC returns and the duct runs above the ceiling, the hose bibs sitting on the exterior wall you were thinking of opening up.

Moving a sink across a room is a completely different job on a raised foundation with a crawlspace than it is on a slab. A model that skips this step produces a layout that photographs well, gets priced, and then gets abandoned. **The layout gets tested rather than just drawn.** This is where the hours go. A standard-depth refrigerator projects past the cabinet run and a counter-depth one costs more and holds less, and you can see which trade-off you can live with once the box is sitting in the model at its real size.
Upper cabinets get checked against the window head and against the return-air grille nobody remembered. The backsplash gap gets checked against the tile you chose, because a run of tile that has to be cut into a thin sliver at the top looks like a mistake for as long as you own the house. The range hood needs a duct path, and it has to go somewhere real: up through a cabinet, into a soffit, or through a joist bay to an exterior wall or the roof.
Lighting gets positioned against the island edge and the stool spacing rather than dropped in on a symmetrical grid. Sightlines get checked from the places you actually stand, starting with the front door. **What a model is good at, and where it stops.** It is very good at geometry, sequence and clearance. It is less reliable on color, and it is worth being straightforward about that. A screen is backlit, monitors are not calibrated to each other, and a render can make a warm white look cool or flatten out the grain in a wood.
Physical samples still matter. Take them into the room they are going in and look at them at the times of day you use that room, because a north-facing kitchen in January is a different room from the one in the render. The same caution applies to props: ask whether the faucet, the pull and the light fitting in the image are the specific products being quoted or stand-ins chosen because they were in the library. **Additions and ADUs are where a model earns the most.** Inside a kitchen you are solving a layout.
On an addition you are also solving massing: the height of the new plate line, how a new roof intersects the existing one, where a valley lands, whether the new ridge stays under the height limit and clear of setbacks, and what the addition does to daylight in the rooms behind it. Height limits, setbacks and lot coverage rules are set by whichever jurisdiction the address falls under, and they differ, so this gets confirmed for your address before the massing is fixed.
For an ADU there is a second layer: the entry path, privacy from the neighboring lot, and how power, water and drainage get from the main house to the new structure without tearing up everything in between. **Then the model has to become a real drawing set.** A rendering is not a permit document. What plan check wants is a floor plan, exterior elevations, sections, construction details and schedules, and for structural work, calculations stamped by a licensed engineer.
Bay Area seismic requirements are a live part of that: shear wall locations, holdowns and the connection hardware all have to be specified and shown, not implied. Additions and alterations also carry California Title 24 energy documentation, and CALGreen governs the construction waste side. The section drawing is where the honest detail lives, showing how framing members, connections and fixings actually go together, and it is the part of the set a homeowner rarely sees and the inspector always does. **Where it gets submitted, and what happens after.** A San Jose address goes to the City of San Jose's building department.
Santa Clara, Sunnyvale, Cupertino, Campbell, Los Gatos, Saratoga and Mountain View each run their own, with their own submittal requirements and their own plan-check queue, and an address in unincorporated Santa Clara County goes to the County. Avis Builders and Design files the permit and manages the inspections as part of the job. From there, the model stops being a sales tool and becomes the reference the crew works against, which is the point at which the effort spent arguing about a cabinet run on screen pays for itself.
How to decide what you need
The useful question is not whether a contractor offers 3D design. Most now do, and the quality underneath varies enormously. The questions worth asking are narrower than that. **Ask what the model was built from.** If it came from measurements taken in your house, the dimensions in it mean something. If it came from a template plan or from square footage off a listing, it is an illustration, and it will disagree with your walls the first time somebody puts a tape on them.
Ask to see a dimension. A model that cannot show you one is not a model. **Ask whether the same set goes to plan check.** There is a meaningful difference between a rendering produced by a marketing tool and a model that carries through into the permit drawings. When they are separate, the pretty version and the buildable version drift apart, and you find out which one you bought during framing. **Ask what you are actually buying and on what terms.** Whether there is a separate design fee and whether it applies against the construction contract, how many rounds of revision the model includes and what starts a new one, whether you receive exports only or the model file itself, and who owns the drawings if you decide not to proceed.

Ask as well whether the model is updated when the drawings change during plan check, since a model abandoned at approval stops matching the house being built. Get the answers in writing before design starts. **Ask which parts are not included.** Structural calculations, Title 24 documentation and any specialty engineering are real line items on many jobs. Find out whether they sit inside the design work or get retained separately, because the gap between those two answers is a cost you would otherwise meet later. **Decide whether you need an architect instead.** Design-build tends to be the faster and simpler path on kitchens, bathrooms, decks, straightforward additions and ADUs, because one party holds the drawing, the estimate and the schedule and there is nobody to blame in between.
A complicated whole-house reconfiguration, a difficult site, a historic property or a job with unusual structural demands is often better served by a licensed architect producing the design and a general contractor bidding it. That is a genuine fork, and a contractor who tells you design-build is always the answer is selling rather than advising. **Verify the license yourself.** California contractor licenses are public. Search the number on the CSLB's own site and check the classification, the status, the bond and the workers' compensation coverage.

Existing conditions modeled first
The house gets built in the model as it is before anything proposed goes into it. Everything after this is measured against a real starting point.

Layout options in the model
Two or more arrangements, tested against clearances, appliance and door swings, sightlines and walkway widths. This is the stage where layouts get killed cheaply.

Finishes, materials and lighting
Cabinet colors, counters, flooring, paint and fixtures swap inside the model so options can be compared against each other. Physical samples are still worth pulling for anything color-critical.

Is the 3D model built from my actual San Jose house, or from a template?
From your house. The model is built on measurements taken during a site survey, including wall lengths, diagonals to find how far out of square the room is, ceiling heights and window and door head heights. That is what makes the clearances in it worth trusting. A template model looks similar on screen and tells you nothing about whether your refrigerator door clears your walkway.
Can I compare two kitchen layouts side by side before committing?
Yes, and it is the most useful thing the model does. Materials and finishes swap inside the same room, so cabinet colors, counters, flooring and fixtures can be viewed against each other rather than approved one at a time. One caution worth taking seriously: screens are not accurate for color. For anything where the exact shade matters, get physical samples and look at them in the room itself at the times of day you actually use it.
Does the 3D model turn into the permit drawings for the City of San Jose?
The model is what the drawing set is built from. A rendering on its own is not a permit document. What gets submitted is a set of plans, exterior elevations, sections, construction details and schedules, plus stamped structural calculations where the work requires them and California Title 24 energy documentation on additions and alterations. A complex whole-house reconfiguration, a difficult site or a historic property is often better served by a licensed architect. Will the colors in the render match what I actually get in the room?
Not exactly, and nobody should tell you otherwise. A monitor is backlit and uncalibrated, and renders can shift a warm white cool or flatten the grain in a wood. Use the model for layout, scale, clearances and how the pieces relate to each other. Use physical samples for color, viewed in the room they are going in, in the light you get there. Is 3D design and planning worth it for an ADU or room addition in the Bay Area?
That is where it does the most work. Inside an existing room you are solving a layout; on an addition you are also solving how the new structure sits on the lot and against the house.
