We check the Town record first

HOME REMODELING · LOS GATOS
The Town treats a house built before 1941 as a historic resource unless it has ruled otherwise, and hillside lots follow their own guidelines. That does not stop a remodel, but it changes where the planning starts. We check the Town record for your address before anything is drawn, so you know the path before design begins.

In older homes, interior walls may be carrying the roof and the foundation may need strengthening. We look for these conditions early so they appear in the written scope rather than as surprises.
Design, permitting, and construction run under one project manager, so you are not left coordinating separate companies or chasing an inspection sign-off.
HISTORIC, RANCH & HILLSIDE HOMES
In pre-war houses, the wall you want removed may be carrying the roof, so opening a kitchen can mean an engineered beam and new footings. Older plumbing and wiring are common behind the finishes, and window, roofing, or exterior changes may need design review on a historic street.
These homes often have little wall insulation, single-pane aluminum windows, aging galvanized supply lines, and an electrical service too small for today’s appliances. We plan the upgrades alongside the new layout.
Hillside additions and major remodels follow the Town’s Hillside Development Standards and Guidelines. Allowed floor area is adjusted for slope, grading should follow the natural contours, and the foundation approach is decided early because it shapes the design.
STRUCTURE, EXTERIORS & FINISHES
Coordinate engineered beams, new footings, foundation bolting, and cripple wall bracing, which are often practical to include once the interior finishes are open.
Decide whether original redwood siding can be repaired rather than replaced, and plan windows, roofing, and other street-facing changes with any required review in mind.
Bring cabinetry, countertops, tile, flooring, and fixtures together with replacement plumbing, drain venting, and electrical work, completed by the appropriately licensed trades.
OUR HOME REMODELING PROCESS
Your construction consultant meets you at the property to discuss what you want to change. We measure and document what is there, look at the framing, the panel, and the plumbing, and check the Town record for your address.
We develop the layout and coordinate material selections so the rooms work together. When architectural or engineering work is required, the design team coordinates those specialists. We also visit selected showrooms with you and prepare 3D renderings so you can review the proposed spaces before construction.
The office team prepares the package for the Town of Los Gatos Building Division, coordinates any required architectural and engineering plans, and carries the project through plan check corrections. When historic review or the hillside guidelines apply, we plan for that design time. When an electrical service upgrade is needed, we coordinate it with the applicable local electric utility.
After you approve the design and selections, we coordinate material orders. Once the required permits are approved and delivery dates are confirmed, we schedule construction and discuss living arrangements, access, and whether the work should be completed in stages.
The construction team protects the areas that are staying before demolition begins. We then complete the framing changes, any foundation strengthening in the scope, and the rough plumbing, electrical, and heating and cooling work, followed by the required inspections before walls and ceilings are closed.
After rough inspections, the project moves through insulation, drywall, paint, flooring, cabinetry, countertops, tile, windows, doors, siding, roofing work, and other included finishes. Bathroom waterproofing and required testing are completed before wet areas are covered, followed by fixtures, appliances, and final connections.
We coordinate the required final inspections. Your project manager then walks through the completed work with you, reviews any remaining items, and explains how to care for the new materials.

The Town of Los Gatos Building Division reviews plans and issues permits for residential work. We prepare and submit the package under our general contractor license and carry it through plan check corrections.
It can. The Town treats any primary structure built before 1941 as a historic resource unless it has determined otherwise. That does not block a remodel, but street-facing changes, windows, roofing, and exterior finishes may need review during design. We check the Town record for your address before we draw anything.
The committee advises the Town on residential and commercial work, and its interest can extend beyond additions to items such as exterior repainting, roofing, fencing, glazing, and light fixtures. If your project touches the front of an older house, plan for design time.
Major additions and remodels on hillside lots follow the Town’s Hillside Development Standards and Guidelines. Floor area is adjusted for slope, grading should be minimal and follow the natural contours, and access, staging, and soil removal become part of the project.
Interior walls may be carrying the roof, foundations may lack anchor bolts or bracing, and older wiring, galvanized supply lines, and cast iron drains are common. We open exploratory areas during the estimate where we can, so these items are in the written scope.
Yes. Before drawings, we check what the setbacks allow, whether the electrical service can carry a second dwelling without an upgrade, and the route and condition of the sewer lateral. On a sloping lot, we also decide the foundation approach early.
